Planning power, lighting, system interfaces and handover before construction begins
Electrical work for a fit-out normally includes assessment of the existing supply and distribution, new power and equipment circuits, lighting and controls, signage, interfaces with life-safety and building systems, testing, certification and accurate handover records. Early coordination prevents costly clashes with furniture, ceilings and other trades.
Survey the existing installation first
Confirm the incoming supply, distribution-board capacity, earthing arrangements, visible condition, existing test information and landlord constraints. An empty unit is not automatically ready for a new tenant load.
Do not rely on old drawings without verification. Previous alterations may not be recorded, and labels may no longer match the circuits they describe.
Design around equipment and furniture
List fixed appliances, IT equipment, tills, printers, kitchen appliances, signage, display systems, cleaning equipment and likely future additions. Their positions determine socket locations, dedicated circuits, floor boxes, trunking and isolation.
Check manufacturer requirements and allow realistic capacity. Late equipment changes are a common cause of extension leads, inaccessible isolators and avoidable variations.
Coordinate lighting and controls
A fit-out lighting plan should balance customer experience, task lighting, energy use, emergency provision and maintainability. Define zones, sensors, daylight control, scenes and manual overrides before ceilings close.
Coordinate fitting supports, access to drivers, ceiling details, fire protection and other services. A visually attractive layout still needs safe access for testing and future replacement.
Define interfaces with building and life-safety systems
Fire alarms, emergency lighting, access control, security, ventilation, sprinklers, lifts and building-management systems may involve several contractors. Record who supplies power, who makes the final connection, who tests the interface and who provides completion evidence.
Late coordination can leave systems energised but not integrated, or responsibilities disputed at handover.
Plan isolations, temporary supplies and the programme
Agree shutdown windows, neighbouring-tenant impacts, security access and any landlord permits. Temporary supplies must be designed and protected; they should not be improvised because the permanent installation is late.
Allow for long-lead equipment and separate completed circuits from construction supplies during phased occupation.
Protect time for testing and handover
Testing, labelling, snag correction and document compilation need dedicated programme time. They should not be compressed into the final hours before opening.
The handover pack may include certificates, test schedules, updated circuit information, drawings, product data, warranties, settings and staff instructions. Agree the required format at the start.
